What It Is
One Track: Quiet by Day, Any Color by Night
Permanent outdoor lighting is not a string you clip on and pull down each year. A slim track runs along your fascia, matched to your trim so it looks like part of the house in daylight. At night, it becomes whatever you pick in the app: warm white, bright white, team colors, or a full holiday look.
Clip-on strings are a yearly chore. You buy them, hang them, then store them again. Every step happens outside on a ladder, right when your roof is at its worst.
Built for a Valley That Swings Hard
Sealed Against Snow, Ice, and Wind, Not Just Hung
Salt Lake winters are hard on a roof edge. Long cold spells, heavy snow, and freeze-thaw cycles put weight on gutters and fascia, and ice dams are common on Utah homes. Up north, towns like Centerville and Farmington catch hard canyon gusts that a hung string of lights cannot survive a full season of. Summers swing the other way, with dry, hot afternoons and strong sun.
Both ends point to the same fix: hardware that is mounted, not hung. The track sits low and tight against the roof edge, and the housing is sealed and sun-safe. If one part acts up after a storm, that part gets checked on its own, since the system runs in zones.
Built for the Way Salt Lake Homes Are Built
Fits Sugar House Bungalows and Daybreak New Builds Alike
The valley has many kinds of homes. Roof edges change with them. Newer subdivisions are full of two-story stucco homes. Older Sugar House and Avenues blocks lean toward brick bungalows with shorter eaves. Fast-growing spots like Daybreak, Herriman, Lehi, and Eagle Mountain have steeper roofs and deeper eaves, often with heat cable already in place.
Those newer homes are a great fit. There is solid fascia to mount to, and the track tucks behind the drip edge. Older bungalow homes need a different mount. That is exactly what your free design consult is for.
HOA Review
Getting HOA Approval in Daybreak, Suncrest, or Traverse Mountain
Daybreak, Suncrest, and Traverse Mountain are three of the valley's most watched HOA communities. Each one has its own rules on outdoor fixtures. Check your own rules before you book an install.
Boards usually ask two things: how visible the hardware is by day, and if the color is fixed. The track is low-profile and color-matched, so it reads as trim, not decor. Every color and timer lives in the app. We can give you install details or photos for your approval.

Common Questions
Your Salt Lake Winter and HOA Questions, Answered
What is permanent outdoor lighting?
Permanent outdoor lighting is a thin LED track. It goes up once on your roofline and runs from a phone app. By day it sits quiet against your trim. By night it turns into warm light, bright white, game day colors, or a full holiday look. No string lights to hang each year.
How does it hold up to Salt Lake winters?
The track mounts low and tight to the fascia. The housing is sealed and sun-safe. It stays in place through freeze, thaw, and heavy snow, so it never needs to come down. No fixture is safe from a bad ice dam, but the system runs in zones. One bad part gets checked without touching the rest.
Will my Utah HOA have a problem with it?
Many newer Salt Lake, Utah County, and Summit County communities have rules on outdoor fixtures. The rules differ from place to place. The track is low-profile and color-matched, so it reads as trim in daylight. We can give you install details for your approval request.
